What it is

Floor levelling is the laying of a self-smoothing or liquid screed product to bring a substrate to a true, flat, finish-ready plane. Used both as a primary screed on new-build and as a levelling overlay on existing floors prior to a new finish going down.

Who it's for

Anyone laying a sensitive floor finish, tile, vinyl, LVT, engineered timber, polished concrete, resin. All of these require an SR2 substrate (typically ±3mm under a 2m straight-edge). Floor finish installers will refuse to start on out-of-tolerance floors, and rightly so.

When it's needed

New-build over insulation. Refurbishment over an old screed that has worn, cracked or sagged. Extensions where the new slab needs matching to the existing floor level. Commercial change-of-use where the existing floor was specified for a different finish than the new tenant wants.

Why a professional matters

Levelling looks like a thin overlay job until you realise the product, the thickness, the bond to substrate, the joint detailing and the dry-time all have to be right. We've remediated more failed DIY-store self-leveller jobs than we can count.

    Tile lippage and cracked grout

    Out-of-flat substrate transfers straight into the tile. Lippage between tiles, cracked grout joints, and a finished floor that looks every bit as bad as the substrate beneath it.

    Vinyl and LVT telegraphing

    Every bump and hollow in a substrate telegraphs through thin floor finishes within months. A floor that looked perfect on handover looks tired by spring.

    Polished concrete failures

    Polished or resin finishes are the most unforgiving floor finishes of all. SR2 minimum substrate flatness is non-negotiable for these, and most existing floors don't get close.

    Using the wrong levelling product

    Bagged self-smoothers from the merchant work for 5–10mm corrections. Liquid screed works for full pours. Putting one in the other's job creates failures.

    Skipping the priming coat

    Self-levellers and liquid screed both need primed substrates. Skip the primer and you get debonding within months.

    Levelling without checking substrate condition

    Levelling a cracked, friable or contaminated substrate is futile. We check substrate first, remediate where needed, then level.

Levelling Methods, Materials & Tolerances

Different floors need different levelling approaches. Here's how we decide.

Liquid screed vs self-smoothing compound

Liquid screed (calcium sulphate or cementitious) for full pours from 25mm to 65mm. Self-smoothing compound (cementitious, polymer-modified) for thin overlay corrections from 2mm to 15mm. Choice depends on existing level variance, finish weight, and timeframe. We specify on the survey.

Flatness standards explained

SR1 (±3mm under a 3m straight-edge), premium, used for specialist finishes. SR2 (±5mm under a 3m straight-edge, ±3mm typical), standard for most tile, vinyl, LVT, timber. SR3 (±10mm under a 3m straight-edge), utility floors only. We deliver SR2 as standard with SR1 available on specification.

Substrate preparation and priming

All substrates checked, vacuumed, primed with the appropriate product (epoxy primer for sealed substrates, acrylic primer for porous). Joints filled, cracks taped, expansion joints carried up through the levelling layer to prevent reflective cracking.

Residential vs commercial levelling

Residential: tile-ready kitchens, vinyl-ready bathrooms, LVT-ready living spaces. Commercial: retail change-of-use, office refurbishment, gym and leisure floors with high point-load. Specification differs, we size and mix accordingly.

Drying and overlay timing

Self-smoothers typically accept overlay finishes at 24–48 hours. Full liquid screed levelling needs 7–14 days before floor finish, subject to moisture testing. We provide the timing schedule on handover so the next trade knows when they can start.
